After being sidelined from all of the chaos of the pandemic and skyrocketing home prices over the last two years.... home and property buyers have suddenly found themselves with POWER!  With the increase of homes coming (and staying) on the market, buyers now have more power than they have in years.  Despite rising interest rates, we have great ideas on helping to reduce those rates and keeping homeownership affordable.  An example of this would be asking the seller to buy down your interest rate for the first few years of the mortgage.  Then, once interest rates come down again, you may be able to refinance and still have gotten an amazing home when others didn't know they could!

Have you noticed there are very few real estate “For Sale” signs in your neighborhood?

On Sundays, you barely ever see an open house sign around here lately.

A lot of people are saying the real estate market is slow…including some real estate agents.

Well, it is, and it isn’t

Listing activity is low. Basically put, very few homes are being listed for sale in the area.

And that’s why it may seem like it is a slow market.

But what you don’t see, unless you’re an active real estate agent, are all of the buyers clamoring for something to buy. But there’s nothing for them to buy.

Especially in our area. More specifically, in Flagstaff and Northern Arizona communities.

I personally have several very ready, willing, and able buyers right now for this area. And there are even more being represented by other agents.

This is the lowest amount of inventory we have seen in many, many years.

So, it is only a slow market, because it is a “low” market…

So what does this mean for you?

Maybe nothing…

But, if you’ve been even slightly considering selling your home, this is as perfect a time to do so as there ever is.

When inventory is low, you have advantages…

  • Less competition with other sellers.
  • Ability to negotiate terms you can’t always get. 
  • Better price for your home. (This is simple supply and demand…) We are seeing "bidding wars" with multiple offers on homes within a day or two of being listed.
  • Typically a quicker sale, so less hassle of having people constantly coming to see your house and interrupting your day to day life.

Museum Fire & Post Fire Flood Tips

Our hearts go out to everyone effected by the Museum Fire and resulting flooding. We were victims of post-Schultz Fire flooding & hope to share some of what we learned (the hard way) with others so they don't have to.

First and Foremost - get flood insurance as soon as possible! After listening to information from the public meeting and speaking with our local flood insurance expert it is possible that the normal 30 day wait period may be waived. Also, since much of the potentially effected area is not currently in a flood zone, there is a potential that you could be grandfathered into non-flood zone pricing if your home is later included in a flood zone. Here is contact info for an insurance agent able to write FEMA flood insurance policies: Bradley Stricker, Farmers Insurance (928) 774-9177 - he says call any time, they are happy to help.

Second - An ounce of prevention is worth a pound of cure. Please see the Army Corps of Engineers video below on how to property sandbag. It makes a huge difference. We didn't know this and so ended up creating a moat around the house and ended up doing double the work. Please watch, it is well worth the time.We hope to be able to help our fellow Flagstaffians.
